Foundation cracks—don’t panic, just pay attention.

One key area to pay attention to is foundation cracks. Now I’m not saying you need to become a structural expert or anything, but having a basic understanding of what these cracks might mean can be very beneficial.

  • Vertical foundation cracks: These run up and down the foundation wall and are often caused by natural settling or concrete shrinkage as the house ages. Typically, these cracks are less concerning, especially if they’re narrow (less than 1/8 inch wide). However, wider cracks could
    indicate more significant settling and might require closer attention, particularly if there’s a risk of water seepage

  • Horizontal foundation cracks: These run parallel to the ground and are usually more serious. They can result from pressure due to expanding soil, especially in clay-heavy areas, or from water buildup outside the foundation. Horizontal cracks can suggest structural issues,
    such as bowing walls or a compromised foundation, which may need professional repair.
